Solar Smart Growth planby Prob N Tech
Prepared for Peter G. Rundle · Solar Smart LLC

More good land finds you. Buyers see Spencer sooner.

Solar Smart already does the hard part: finding sites, getting permits and getting through the utility. We build the system around it. Ads bring landowners in. An AI assistant and an AI voice agent check their land with your own rules. Buyers get a clear page for Spencer. You get a short site brief before every call.

What we found on your website

Six things that slow down your next lease and your next sale.

We checked solarsmartllc.com on 17 October 2026. Each point is small. Together they make landowners and buyers do extra work before they talk to you.

Landowners only get a general contact form

The form asks for name, email, subject and message. It does not ask for acres, location or a phone number, so your own site rules (6+ acres, level, shade-free, few wetlands) are checked later, by hand.

An AI assistant asks those questions at once, day or night.

There is no page for buyers

Spencer, your next project to sell, appears only as two lines in the history timeline. A buyer cannot see its size, permits or utility status without calling you.

A Spencer page with a "request the files" button.

The footer still says 2020

"Copyright 2020 Solar Smart LLC". To a new visitor, the site can look older than the company really is.

A refresh that shows 2026 activity first.

Your link preview says "Built Smarter with AI"

When someone shares your website, the title says "Built Smarter with AI". There is no AI on the site for them to use yet.

Make it true: an assistant on the land and buyer pages.

Some tools read your big numbers as 0

In a browser, your counters show 22.7 MW and $55M. Tools that read the page without running it, such as some search and AI tools, see "0 MW" and "$0 M".

Write the real numbers into the page itself.

Your newest projects are not on the Projects page

The Projects page shows 7 built projects. Haverhill, Spencer and Brockport, your newest work, are not on it. One card also disagrees with itself: Wareham says "1.21 MW (AC)" in the text and "1,610 kW" in the stat.

One page per project, newest first, numbers checked.
How it works

Follow one landowner from an ad to Peter's desk.

Press play, or click any step. The landowner, the parcel and the numbers are made up for this example. The site rules are Solar Smart's own, from your Land Leasing page.

For buyers and investors

Spencer gets its own page. Every project gets a place on one board.

Buyers of community solar projects want the facts before the first call. This is the kind of page we will build, using only facts you approve. The status below is from your website.

What one more good site can be worth

Move the sliders. One extra good site can pay for this many times over.

A simple example, not a promise. Your real numbers depend on the site, the utility and the buyer.

There is no reliable public price for selling a project at this stage, so this is your number, not ours. Set it to what you expect for Spencer. It starts low on purpose.

Example value of one project
$200,000

Size in watts × price per watt. For a 2 MW project: 2,000,000 W × $0.20.

~89×the first-year cost of this system ($3,000 + 12 × $900 = $13,800)
What bigger developers do online

They invite landowners in and show their projects. You can reply faster.

CompanyWhat their website does wellWhere Solar Smart can win
New Leaf EnergyMore than 1 GW and 300+ projects. A landowner page and a project map.2A personal reply in minutes, not a form in an inbox
BlueWave"There is no cost to evaluate your property." A project map.3An assistant that checks the land at 10 PM and books Peter's call
Standard SolarBuys projects. Bought 21 MW in NY and MA from New Leaf Energy in 2023.4A buyer like this. A clear Spencer page puts it in front of them.
NexampBuys community solar portfolios, for example 50 MW from Dimension Energy.5 Has a chat window on its site. Also a buyer. Show Spencer the way buyers like to read it.
Your opening: on 17 October 2026, the New Leaf Energy, BlueWave and Standard Solar websites had no chat at all. A smaller developer that answers landowners in minutes stands out, and makes "Built Smarter with AI" true.
AI is already changing land search. In one published case, the tool Transect narrowed about 30 million acres to 58 workable sites within hours, which the developer called 5 to 10 times faster than before.6
What we build for you

Seven parts. One system. Set up for land and for buyers.

Facebook and Instagram ads for landowners

Ads shown to rural property owners in the areas you choose in MA, MD and NY.

  • Pages, Ads Manager and tracking set up
  • Every lead tagged with the ad that brought it
  • You choose the counties; we test the messages

Ad videos and reels

Short videos that show what a lease looks like: the field, the rows, the income, the land kept.

  • Edits from your project photos and drone video
  • AI-made 3D scenes of a field turning into a solar site
  • One clear button: check my land

Website refresh, land page and buyer pages

Your site, brought up to date, with one page for landowners and one for each project.

  • Land page built around your site rules
  • Spencer page first, then Haverhill and Brockport
  • Real numbers in the page, footer and dates fixed
Spencer page live in month one

AI land assistant

Answers landowners at any hour from facts you control, then collects the parcel details.

  • Knows your rules, lease terms and how the process works
  • Asks for acres, location, land cover and a phone number
  • Passes anything it cannot answer to Peter

CRM with two boards

One place for landowners, buyers and projects.

  • Land pipeline: new site → site check → LOI → lease
  • Projects board for MA, MD and NY with key dates
  • Every chat, call and note on the record

AI voice agent

Calls each new landowner within minutes and asks the questions you would ask.

  • Land cover, wet areas, power lines, best time for Peter
  • Friendly, short, and honest that it is an assistant
  • Saves the transcript and the answers in the CRM

Site-brief agent, inside the CRM

Before Peter calls a landowner, this agent reads the chat, the form and the call. It checks the parcel against your rules and lists what to look up: wetland maps, zoning, the nearby utility line. Peter gets a one-page brief with a sketch of the land and what to say. For buyers, it does the same with the buyer's company.

How we will do it

About 8 weeks. Spencer is online for buyers in month one.

We test each part with a test landowner before any money goes into ads. We can move these dates together.

Weeks 1–2

Learn your business

Your projects, lease terms, site rules and the questions landowners always ask. Access to your pages and accounts.

Weeks 3–4

Website and Spencer page

The refreshed site, the land page and the Spencer buyer page go live. Real numbers, current dates.

Weeks 5–6

Assistant, CRM and calls

The land assistant, the CRM boards, the voice agent and the site brief. Full test with a test landowner.

Weeks 7–8

Ads on, training

Ads start in the counties you pick. We show you and your team how to use the CRM.

How we measure success

Every month, the same simple report.

What we trackOur goal
Landowner questionsAnswered within minutes, at any hour
Good sitesEvery site that meets your rules sent to Peter with acres, location and a brief
Cost per good siteAd spend divided by sites that pass the fit check
Buyer interestCounted per project, starting with Spencer
Your projectsThe next date for every project visible on one board
Investment

One payment to build. One monthly fee to run it.

The same two numbers for the full system. If you want to start smaller, we can begin with the Spencer page and the land assistant and add the rest later.

The real thing

Next steps

Four steps to start.

  1. Peter reads this plan and sends any questions.
  2. A short call to agree what to build first and the timing.
  3. Prob N Tech sends the final plan and dates.
  4. Work starts in week 1, with Spencer first.
Questions

Things Peter may ask.

Will landowners know they are talking to AI?

Yes. The assistant and the voice agent say they are Solar Smart's assistants. Anything they cannot answer goes to Peter.

Can we control what the assistant says about leases?

Yes. It only uses facts you approve, such as your site rules and how the process works. It does not quote lease rates unless you tell it to.

Can buyers see private studies?

No. Buyers ask for the files with a button. You decide who gets them, and you share them yourself.

We work in three states. Can we target one at a time?

Yes. Ads, budget and reports can be set per state and per county.

What if a landowner does not pick up?

The site is still in the CRM with everything from the chat and the form. Your team can call back, and the voice agent can try again.

Next step

A 30-minute call to pick what we build first.

We will bring a first draft of the Spencer page to the call.
